Office hours are from 9:00 AM to 4:00 PM Monday thru Friday, 9:00 AM to 12 Noon on Saturday and will be closed all day on Sunday.
All persons must check in and register at the office by the first business day after arrival.
Please let the office know when you are leaving so your electric meter can be read and payment made.
Please make sure the office has your home address and phone number.
All your guests must be registered if staying more than 24 hours. There is an extra daily charge for extra persons, including children. Residents are responsible for the actions of their guests.
Rent is payable in advance, with no refunds should you decide to leave early. However, if you stay longer, there is a prorated extra charge. Reservation deposits are refundable prior to October 15, less $15.00. Requests for refunds must be in writing. No refunds on roll over deposits. See office for details.
ANNUALS: your rent is due on your anniversary. If you pay in full or 2 installments, please be aware that there is a $15.00 late charge should you be 10 or more days late.
The office does not keep enough cash on hand to cash checks. However, we will keep a supply of quarters on hand for the laundry.
We suggest that you wear your name tags when in the park, if you do not have one, see the managers and they will provide you with one. A name tag eliminates the question, "Who are you?", and also saves you from the embarrassment of trying to remember someone's name.
If you have a phone in your unit, please give that number to the office. It's a great help if the office has to contact you for any reason. The office will deliver emergency messages only, all others will be put in your mail box.
MAIL: Mail will be in your mail box by 5:00 PM Monday thru Saturday except on legal holidays. The mail room will be open 24/7. Packages too large for the mail boxes will be in the office and can be picked up during regular office hours. If you have packages, a notice will be put in your mail box. PLEASE, all mail must have your Lot # on it.
About three weeks prior to your departure, please notify your home post office of the date to stop forwarding your mail. At that time, you should put in a forward from Mission to your home so that phone, TV and doctor bills will be forwarded to you. Also, it really helps if you will leave a supply of labels with your home address to "stick" on any mail that may come after you leave. In the event that you have moved within the past year, please give your new home address to the office.
WATER RESTRICTIONS: The Water Restrictions are posted in the mail room. Please conserve on water as much as possible. No water (lawn) sprinklers are allowed. When washing your car or unit, please use hoses with a shut off attachment. There is still a drought in the Valley and water is precious. Your cooperation is appreciated.
There is NO SMOKING allowed in any of the Circle T buildings, shuffleboard court or at the pool. If we see smoke we will assume there is a fire and take appropriate action.
SWIMMING POOL: Pool hours are from 9:00 AM to 10:00 PM. The pool and spa will be heated during the season only. NO CHILDREN UNDER THE AGE OF 12 YEARS ARE ALLOWED IN THE SPA AT ANY TIME. All children MUST BE ACCOMPANIED BY THE ADULT RESIDENT RESPONSIBLE FOR THEM. Please do not use suntan lotion in pool or spa. No food, drinks or smoking is allowed at the pool Proper swim wear is required, no cut-offs please.
LOT SIZE AND REQUIREMENTS: All lots, regardless of location in the park, are to use this guideline to determine boundaries. It is from sewer to sewer wide and no further back than your meter. Permanent units will have their water and sewer lines buried to facilitate moving. All units must have sewer hose donuts. All Mobile homes, park models and units LEFT ON A PERMANENT BASES must be skirted and tied down within 30 days after arrival. Only one unit per lot is permitted.
ALTERING YOUR LOT: Any type of building construction, cement work, landscaping or other alterations to your lot must be approved by management before the work is started. All new units brought into the park must first be approved by management and a permit is required by the city.
TREES AND SHRUBS shall not be removed from any lot without permission from management. If you wish to plant trees, shrubs or anything else on your lot, please consult management first. Please consider whether the plants, trees and flowers you plant are drought resistant as the summers are very hot and dry. Please do not plant anything around your electric meter or water faucet. All existing and/or new trees, shrubs and plants cannot block the view of the streets. Management reserves the right to have such trees, shrubs or plants trimmed or removed if necessary if they are determined to be a hindrance or safety factor. All fruit on the ground must be picked up as this attracts rodents and insects.
AUTOMobileS: Two vehicles are allowed per lot, but only if your lot has room for two. The speed limit is 10 MPH. Drive carefully at all times as there are people walking all hours. Do not block streets or driveways. Please do not park in the streets. If there is no room on your lot for visitors to park, they must park in the visitor parking by the clubhouse. Any vehicle left parked on the street may be towed away at the owner's expense.
PETS: No pets over 30 pounds are allowed. Pets are not allowed in any of the Circle T buildings or at the pool. All pets must be on a leash when not in your unit. Pets cannot be left outside at night and never left at your unit when you are not there. Please be considerate of others, not everyone loves your pet like you do. CLEAN UP AFTER YOUR PET, PICK UP AND DISPOSE OF ALL DROPPINGS. This applies to your yard also. PETS ARE NOT TO BE WALKED BEFORE 8:00 AM OR AFTER 10:00 PM. Dog houses, kennels, or any fenced in areas for pets will not be allowed in the park.
LAUNDRY FACILITIES: The laundromat is open 25/7 from October thru April. Laundry facilities with outside clothes lines are here for your use. If you have any problems with the machines, please report the problems to the office ASAP so we can correct the problem. If there is a piece of tape on a machine, do not use it. When using the laundromat, please do not leave your clothes unattended. If using the clothesline, please limit yourself to using two lines only on heavy wash days so others can use them also. Do not leave clothes on the lines overnight and please take clothes off the lines as soon as they are dry (check your laundry frequently so machines and lines will not be "tied" up). Be considerate of others. A portable scissors type rack attached to the back of your unit or a collapsible umbrella type clothes line is permissible. Do not leave them up when not in use. Please do not put up "rope" lines anywhere around your unit.
PROPANE: Propane is available from the vendor of your choice, at your cost. There is in-park delivery.
RECREATION HALL (CLUBHOUSE): The clubhouse is open from 8:00 AM to 10:00 PM daily. Guests must e accompanied by the responsible resident they are visiting. Alcoholic beverages are not permitted in the hall except on dance nights. If the hall needs to be open before 8:00 AM or after 10:00 PM, it will be up to the association to open and/or close it. Please help keep the hall clean and in order. The library is there for everyone to use, help keep it orderly. The library is built up by people donating books.
VISITING CHILDREN: Visiting children are welcome, but must be chaperoned by an adult resident at all times in the recreation areas, buildings and swimming pool. Minors under the age of 16 (no exceptions) are not allowed in the pool room. Please caution them about riding bikes in the park. The extra charge per day per guest applies to children as well as adult guests. You are responsible for the actions of your guests.
SHOWERS AND RESTROOMS: are provided by the pool.
TELEPHONE AND CABLE HOOK UPS: are available at each site and at your cost. There is a pay phone located in the library area of the clubhouse.
ELECTRIC METERS: Electric meters will be read monthly. The bill for electric used will be in your mail box and is payable at the office within ten days. You can put your check along with the bill in the incoming slot in the mail room. Your receipt will be put in your mailbox. You have 10 days to pay electric before the $5.00 late charge is applied.
ROLLED ROOFING: You can use rolled roofing for sidewalks with the understanding that you will pull it up and/or replace it when it begins to break up. You will be responsible for treating the ants caused by the rolled roofing. Because of the ant problems in the summer, we request that you pull it up before you leave in the spring. If the park has to take up the roofing, you will be billed. Your cooperation will be appreciated.
SELLING AND RENTING OF UNITS: Owners selling their units must notify management of their intentions in advance. Management reserves the right to accept or reject the prospective buyer as a park resident before the transaction is finalized. Please bring all prospective buyers to the officer. However, if the unit is to be removed from the park, please inform management of the situation. Again, your cooperation will be greatly appreciated. Renting your units is allowed, however, management would appreciate being notified and introduced to the renters. Keep in mind, this is an adult park. Please inform the office in writing if other people are to enter your unit or shed when you are not in the park.
If you should have a problem or concern, PLEASE come to the office and let management know about the situation. If management cannot take care of the problem, they will involve the owners. It doesn't do anyone any good to tell your neighbor. If the office is closed, go to the managers' residence. They will do their best to resolve the situation.
THE PARK (OWNERS AND MANAGEMENT) ASSUME NO RESPONSIBILITY FOR ANY ACCIDENTS, THEFT OR DAMAGE TO YOUR PROPERTY OR BELONGINGS. MANAGEMENT ALSO RESERVES THE RIGHT TO ASK ANY UNCOOPERATIVE RESIDENT TO LEAVE THE PARK AT ANY TIME.
We welcome all suggestions that will help to improve Circle T and its day-to-day operation. Management cannot run Circle T without your support and help. If there are no rules to cover a given situation, common sense and courtesy will prevail.
